Questions

How are Texas property taxes calculated?

Each taxing unit (county, city, school district, and sometimes a college, hospital district, MUD or PID) sets a rate per $100 of taxable value. Your bill is the sum of each rate times your taxable value for that unit, after exemptions.

How much does the homestead exemption save?

Starting with the 2025 tax year, the school district homestead exemption is $140,000 of value. At a typical DFW school rate near 1.1%, that is roughly $1,500 a year. Homeowners 65 or older or with a disability get an additional $60,000 off school taxes.

What is a MUD or PID?

A Municipal Utility District or Public Improvement District funds infrastructure in many newer communities. It adds its own rate or assessment on top of county, city and school taxes. Ask the builder or title company for the exact figure.

Why might my real bill be lower than this estimate?

Many counties and cities offer their own optional homestead exemptions, and some freeze taxes for seniors. This estimate applies only the state school exemptions, so it errs on the high side.
